​At Accurate Property Services, we provide a scientific, data-driven approach to identifying indoor air quality concerns. Our fungal air sampling process is designed to give you a clear, verifiable picture of the environment inside your property.

​Our On-Site Testing Process:

​When a technician arrives at your property, they utilize professional-grade equipment to ensure the highest level of accuracy.

​Calibrated Vacuum Pumps: We use precision pumps to draw a specific, measured volume of air through a sampling cassette over a set duration.

​Air Sampling Cassettes: These single-use cassettes contain a specialized sticky medium that captures airborne micro-particles and invisible mold spores.

​Contamination Control: 

Once the sampling is complete, every cassette is hermetically sealed on-site to prevent any outside interference or cross-contamination during transport.

​Establishing the Control Group:

​To accurately determine if an indoor mold source exists, we must first establish a baseline for your specific environment. Following EPA standards for establishing baseline conditions, we require a minimum of two samples for every assessment.

​Outdoor Air (The Control): We sample the natural air quality outside the property to identify which spore types are occurring naturally in your local area.

​Indoor Air (The Target): We sample the air in the specific room or area where a concern has been identified.

​Cross-Contamination Assessment:

​In ideal testing scenarios, we go beyond the minimum requirements. We recommend testing adjacent rooms to the primary area of concern. This allows us to track air movement and determine with certainty whether mold spores have spread to other parts of the building or if the issue remains contained.

​Independent Laboratory Analysis:

​Accuracy and objectivity are our priorities. All collected samples are securely shipped to a third-party, independent environmental biolab.

​Certified mycologists perform a microscopic analysis to identify and count individual spores. We focus specifically on high-priority indicators of water damage and indoor air quality issues, including:

​Stachybotrys (commonly referred to as "black mold")

Aspergillus / Penicillium

​Verifiable Results:

​Upon completion of the lab analysis, you are provided with a comprehensive report. 

This data allows us to confirm whether an indoor mold source is present, providing you with the necessary documentation to make informed decisions regarding remediation and the safety of your indoor environment.
